IXOU: Our vision for building the city.

We develop real estate projects where architecture, context and urban vision come together to create spaces with an identity of their own.

A philosophy built in motion.

A dancer interpreting space. Local and international architects reading the city as if it were a score. Gazes intersect, gestures transform and ideas move.

This video is a journey through the IXOU universe, where architecture engages with the body, every project begins with a question and movement becomes a way of designing.

We are a developer that challenges convention, experiments, sees things differently and seeks new ways to create, inhabit and feel.

Dancer in front of IXOU architecture

The name IXOU comes from the Charrúa language and means vision. It reflects how we understand development: working with a long-term perspective and thinking not only about buildings, but also about the city they help create.

Every decision begins with the same conviction: to contribute to the development of a Conscious City.

We understand that every building leaves a mark. That is why we conceive our projects holistically, connecting architecture, urban planning, nature and quality of life from the outset.

We collaborate with leading national and international studios to create developments that engage with their surroundings and add value beyond their own boundaries. Projects capable of encouraging new forms of urban regeneration, strengthening our connection with nature and raising the standard of residential architecture.

The value of a development is not measured only in square metres. It also lies in the quality of its architecture, the way it integrates into the city and the experiences it enables for those who live there.

Development is not only about constructing buildings. It is about building the city. Project by project, we continue working to contribute to a Conscious City.

A vision built project by project

Each development responds differently to its context, its programme and the way people will experience its spaces.

Our history

In 2013, Nicolás Zuchowicki and Ariel Dayan founded IXOU around an idea that would become the starting point for everything that followed: developing a conscious city. Alma Sur, designed by architect Carlos Ott, was our first project and our first opportunity to bring that vision to life. The building became both our introduction and a statement of intent that would shape the path ahead.

The other buildings in the Almas series followed —Alma Brava, Alma Corso, Alma Duç and Alma ET—, projects that helped generate a positive impact on the transformation of Barrio Sur. New proposals destined to become landmarks on the Montevideo skyline have since joined them, including Ziel, Montevideo's first tower with sky gardens, and Brusco, our largest-scale project to date, which will leave the city a publicly accessible promenade in the heart of Montevideo.

And this story is only just beginning. We are very proud of the projects currently moving forward and excited about everything still to come. We invite you to continue this journey with us and to be part of what comes next. Thank you for joining us and for being part of our story.

Our principles

01 — Architecture

We collaborate with local and international studios to develop buildings with a clear identity and a meaningful contribution to the city.

02 — Context

Every project begins with a deep reading of the place: its landscape, history, dynamics and potential for transformation.

03 — Development

We integrate vision, design and execution so that architectural decisions can be maintained throughout the process.

04 — Permanence

We seek to create projects that preserve their value, quality and relevance beyond the trends of the moment.

Projects connected to the city

Our projects belong to different moments and landscapes: the coast, the historic centre, residential neighbourhoods and areas undergoing new processes of transformation. Each location calls for a different response. Architecture is therefore conceived not as an isolated object, but as part of an evolving city.

Sustainability is an essential part of our identity.

To reinforce our commitment to sustainability, we design our buildings following LEED (Leadership in Energy & Environmental Design) criteria, an international standard that promotes energy efficiency, responsible use of resources, material selection and more sustainable water management, among other aspects.

Our commitment to sustainability goes beyond regulatory compliance. We integrate environmental criteria from the design stage, incorporating solutions that improve energy efficiency, optimise water use, support electric mobility and foster a better relationship between architecture, vegetation and climate, reducing environmental impact and creating more responsible developments.
