Brusco: the real-estate transformation that revitaliza the Centre of Montevideo
With a near investment to USD 60 millions, BRUSCO proposes a mixed urban ecosystem of 45.000 m² in the heart of Montevideo.

Brusco represents an urban transformation of big scale in the Centre of Montevideo. Promoted by IXOU, the project develops beside the Market of the Abundance and the Intendencia, in an apple of strong historical and social value.
The intervention gathers roughly 45.000 m² and a near investment to the USD 60 millions. It composes of three towers and an integrated gastronomic walk to the public space, with the aim to convert the apple delimited by Saint José, Ejido, Soriano and Achilles Launches in a new residential pole, corporate, commercial and gastronomic.
The two residential towers add 172 units: monoambientes from 40 m², apartments of a bedroom from 51 m² and units of two bedrooms and two baths from 78 m². The houses were projected under criteria of efficiency and sustainability to achieve certification READ Gold, whereas the tower of offices aims to the standard READ Platinum.
One of the main differentials is the open low plant, conceived like a public walk that crosses the apple and allows the entry from his distinct streets. There they will install gastronomic proposals of the Group Opener, that disembarks for the first time in Uruguay with marks consolidated in Argentina.
Brusco continues the work of revitalisation that IXOU initiated in the zone with Alma Sur, Alma Brava, Alma Corso, Alma Duç and Alma ET. More than an edifice, the proposal looks for to give activity to the Centre by means of a combination of architecture, public space, services and new forms to inhabit the city.
